Zero VOC Eco-Friendly Wood and Concrete Sealer
Stains and sealers are heavy off gassers of VOC's. The EPA issues a nationwide Architectural and Industrial Maintenance (AIM) Coatings Rule to regulate the VOC's of architectural coatings nationwide.
The State of California's Air Resources Board (CARB) developed higher standards for VOC's and specific rules, such as for individual coating sources like architectural coatings. Orange County and portions of Los Angeles, Riverside and San Bernardino counties controlled by South Coast Air Quality Managment District has the most stringent VOC regulations in the nation. Califonia's higher VOC regulations force coating manufacturers to produce wood stains and sealer products that contain VOC levels lower than the standard set by the state to be sold in California. Wood stains purchaced in California, especially in SCAQMD area, are generally not the same products that can be purchased throughout the country.
Seal-Once Waterproofer is an Eco-Friendly, Zero VOC waterproofer that takes an entirely different approach to preventing moisture from entering the protected product. Seal-Once eliminates
many health and safety hazards associated with traditional wood and concrete sealer products. Seal-Once contains no solvents,
petroleum distillates or other harmful chemicals. Seal-Once waterproofer is a nanotechnology formula that uses its small particle sizes carried by water to penatrate deep into wood, concrete and masonry products, and forming a flexible polymer. Seal-Once waterproofer is a non film forming, breathable sealer allowing existing moisture, mold or mildew to escape.

Zero VOC Eco-Friendly Preserved Wood
Preserved wood, gernerally referred to as pressure treated wood (PT) is another well documented chemical off gasser (and leacher). PT is used in residential applications for sill plates, play structures, deck sub-structures, ground contact or any rot prone area. Commercially pressure treated wood is used for railroad ties and marine pilings. The process of treating wood with pesticides (heavy metals, insecticides and fungicides) is done to make the wood fiber toxic for decay organisms such as wood eating insects and fungi, greatly inceasing the longevity of the wood. PT is installed wet after treatment. As the wood dries, VOC's are released. Prior to 2004 most PT sold in the United States for residential use was treated with a chemical wood preservative containing chromium, copper and arsenic (CCA). Thought to be safe for humans, in Dec. 2003 the EPA banned the use of building with CCA in most residential settings, including decks and playsets. Today there are less toxic PT options such as ACQ, Borates, Copper Azole, Cyproconazole, Propiconazole but all are listed by the EPA as a pesticide treatment, which have VOC's. Creosote pressure treated wood is a wood preservative treatment used for commercial purposes ONLY. Creosote treated wood has no EPA registered residential uses; however, used railroad ties are commonly used for residential landscape timbers. Creosote is known by the state of California to cause cancer, and a warning label (as seen here) is stapled to the end, stating to use at your own risk.
